A new law has been proposed requiring an MBTA community to have at least one zoning district of reasonable size in which multi-family housing is permitted and requiring a minimum gross density of 15 units per acre, located no further than 0.5 miles from an MBTA stop, and no restrictions based on age, having to be suitable for families with children. Its introduction has shaken the communities along the MBTA lines, especially Brookline, where many believe there has already been too much development. As the Brookline community debates the new zoning proposal, every community that the MBTA runs through will be closely following these developments - especially those who would be affected by the next wave of the proposed law's rollout, specifically Newton. It is a passionately debated issue on both sides, with some feeling the city should just absorb the costs of noncompliance rather than alter the landscape of the community; others feel that there is a dire need for affordable housing. Though Milton is also considering the implications of both potential decisions, Brookline residents feel their community is unique and the approach can't necessarily be the same as anywhere else.
